Perspectivas para en Mercado Inmobiliario 2022

¿Qué sucederá con el precio de las propiedades en lo que queda del año? ¿Cuál es la perspectiva para el 2022? ¿En qué momento dejarán de caer los valores?

Muchas veces para prever el futuro tenemos que analizar el pasado, parafraseando la canción de Bersuit “Yo veo al futuro repetir el pasado”  Muy frecuentemente lo que sucedió años atrás nos ayuda a pronosticar lo que vendrá. Por lo general la gente actúa de la misma forma bajo los mismos estímulos, por lo tanto se tiende a repetir las historias. En este caso, hablando de los mercados, estos están compuestos de gente, con lo cual  se comportan como un todo, pero movido por la decisión de cada individuo que lo compone. 

En nuestro país “gracias a Dios” tuvimos muchas crisis para estudiar, de hecho cíclicamente tenemos caídas y repuntes, esto hace que la experiencia ganada nos haga tener una mirada bastante clara sobre lo que sucederá en el futuro.

¿Cómo se comportó el mercado en 2001?

Como para citar un caso cercano que todos conocemos vamos a analizar la Crisis del 2001. 

Como toda crisis no se manifiesta de un día para el otro, se van sumando factores a lo largo del tiempo que desencadenan en un cimbronazo en la economía.  En este caso la caída en la cantidad de escrituras en CABA era una señal clara de lo que estaba por venir. Desde 1998 hasta 2001 fueron bajando  hasta llegar a un decrecimiento del -21%, como sucede con cualquier producto, al bajar la demanda arrastra también el precio de los productos, en este caso de las propiedades. Este proceso por supuesto que no es inmediato, si ponemos atención al precio por m2, este se mantuvo durante el 2001 y se desplomó 40% recién en 2002. Lógicamente hay un “delay” de casi un año entre las 2 caídas, esto es debido a que los propietarios se resisten a bajar el precio de su propiedad, al menos en un principio, luego la realidad va imperando y lentamente esa corrección se hace efectiva.

Cepo cambiario de 2011

Otra crisis del sector, esta vez causada por el “cepo cambiario” en octubre de 2011, hizo caer a pique las operaciones inmobiliarias (-50%), un año después se verificaría el ajuste en los precios de las propiedades. En este caso el impacto no fue tan fuerte debido a que los valores relativos venían por debajo de la demanda, lo cual absorbió parte de esa baja.

Nos preparamos para lo que viene

Volviendo al principio. ¿Qué podemos predecir en este contexto? Tarea más que difícil de abordar, pero si repetimos las historias pasadas como hemos visto, podemos afirmar que luego de una gran crisis viene un rebote. Lo que no está muy claro es cuán profunda va a ser esta grieta y cuando se va a estabilizar el mercado. Es decir, no encontramos un piso aún, al menos no parece que fuese hoy el punto de inflexión. Lo que sí sabemos es que la caída de precios va a seguir al menos un año más, ya que el cambio de dirección en la curva de la actividad (medido en cantidad de escrituras) aún no ha llegado. Cuando este fenómeno se dé, debemos contar 12 meses más entre desaceleración de caída, amesetamiento y recuperación de precios. 

Otro detalle a tener en cuenta es el que podemos observar con la línea punteada del gráfico arriba expuesto. Aclaro que esto no es una proyección y menos un pronóstico, solo es a modo ilustrativo. 

Como bien sabemos, para volver al punto inicial de una caída, necesitamos el doble de energía, es decir, que después de caer un 48% las escrituras realizadas necesitaríamos un crecimiento del 96% para volver al punto donde estábamos en 2017. A su vez, con una caída del 33% en los precios de mercado, necesitaríamos una recuperación del 66% para llegar nuevamente a los valores de 2017. Si bien hoy parece muy lejano y casi imposible tamaña recuperación, no es alocado que suceda. En nuestro país hemos visto muchas caídas y recuperaciones fabulosas e impensadas. También es verdad que para volver a los precios de un departamento en CABA adquirido en 1981 (U$S 1.300/m2) hubo que esperar hasta el 2007, nada más y nada menos que 26 años para recuperar la inversión en dólares, sin tener en cuenta la inflación en esa moneda, costo financiero, etc.

Como siempre en Argentina todo es una gran incógnita. Hay que estar muy atentos a las señales y jugar de la mejor forma posible con las cartas que tenemos. Como toda crisis, esconde oportunidades, solo hay que saber encontrarlas y explotarlas al máximo!
