El COVID nos visitó y se pararon en automático dos actividades vinculadas: Construcción e Inmobiliaria.

Sin embargo, luego del confinamiento obligatorio, se reactivará el sector Construcción porque el Gobierno entiende correctamente que es un sector que genera mucho empleos e ingresos.

En el sector Inmobiliario, se van a generar importantes oportunidades si analizamos la Oferta (Propietarios vendiendo) y la Demanda (Compradores).

¿Qué pasara con la Oferta?

La Oferta debemos dividirla en Viviendas nuevas (generada por los Constructores) y Vivienda de 2do uso (ofertada por propietarios o agentes inmobiliarios). Los precios se comportan distintos en ambos subsegmentos.

Para la Vivienda nueva se prevee una disminución ligera en precios, será la más accesible con la estrategia que implementaran los Promotores en formas dilatadas de pago, sumadas al pago del precio con tasas bancarias a la baja.

Para la Vivienda de segundo uso, sin lugar a dudas los precios bajaran significativamente en márgenes del 20% o más, ha aumentado el poder de negociación de los Compradores al tener ahora los Propietarios pocas ofertas por sus viviendas, y requerir la liquidez para tener fondos y continuar con su estilo de vida.

¿Qué hacer si asesoramos a los Propietarios?

 La labor del Broker y Agente Inmobiliario es concretar una operación inmobiliaria con el máximo beneficio para su cliente, en precio y plazo.

Sin embargo, su cliente No tendrá ningún beneficio sino se concreta la operación y esto sucede usualmente por la falta de sinceramiento de precios o la escasa asesoría del agente para determinar un precio “Vendible”. Por lo que, en este contexto, la labor del Broker o Agente será la de sincerar al máximo los precios con el propietario, en un contexto de pocas ofertas por cada inmueble.

Mucho se habla de digitalizarse como agente inmobiliario, lo cual es importante, pero lo cierto y más prioritario, es que ninguna operación podrá concretarse si primero no sinceramos el precio con los propietarios, o arreglamos este divorcio entre su expectativa y esta nueva realidad, porque en esta nueva coyuntura de “Enfriamiento Inmobiliario”.

¿Qué pasara con la Demanda?

Juan tiene a su familia en un Departamento que ahora le resulta muy pequeño, antes solo se encontraba con su familia para dormir y ahora está (y estará) con ellos todo el día, trabajará desde casa, y cada uno de sus hijos necesitara “su espacio” para estudiar con las clase virtuales.

Este nuevo escenario de “más espacio” por convivencia, independización o divorcios, permite un aumento ligero de la demanda familiar.

¿Y los Inversores?

Asimismo, los Inversores o Compradores buscaran adquirir oportunidades para refugiar su dinero en Inmuebles de precios de oportunidad.  En Capital Federal, hemos recibido un aumento de ofertas para los inmuebles de inversión desde que inicio la cuarentena y estamos esperando que se levante esta medida para Ofertar.

El COVID nos hizo distanciarnos, pero las oportunidades están allí, solo queda “acercarnos” para cerrar negocios inmobiliarios, pero hace falta mejores alianzas, más digitalización y sobretodo sincerar ofertas y demandas.
